BH Properties is a privately held commercial real estate investment firm focused on value-add acquisitions in office, industrial, and retail properties throughout the Western United States, along with investments in distressed debt and ground leases. In May 2025, the Company launched Haven Housing, a wholly owned subsidiary of BH Properties for the sole purpose of acquiring affordable and market rate multifamily communities throughout the western half of the United States. As of its launch, Haven Housing now owns and operates approximately 4,000 multifamily units in 13 communities.
POSITION
The Asset Manager will lead the hands-on leasing and management of a portfolio of commercial assets in greater Dallas, while participating in due diligence on acquisitions the Company may be considering. BH Properties is an entrepreneurial, principal-based company that values active problem solving and hands-on leasing and management over analysis and reporting — this is a doing role, not a reporting role. The successful candidate will have personally led and negotiated a high volume of commercial leases, and will have provided leadership and management to a vertically integrated team across office, retail, industrial and flex space. The role is highly visible, both internally and externally, and requires strong leadership, dealmaking, and communication skills.

RESPONSIBILITIES
- Lead and personally negotiate new leases and renewals, working directly with tenants and brokers to close deals quickly and creatively.
- Provide hands-on leadership and day-to-day direction to the Company’s vertically integrated team and 3rd party servicers, including but not limited to property managers, leasing agents, brokers, consultants, contractors, and attorneys, driving execution, not just oversight.
- Maintain and expand relationships with existing tenants while proactively building relationships with new prospective tenants.
- Maximize total return by identifying and personally driving value-add and revenue enhancement strategies.
- Perform routine, hands-on property inspections and serve as the on-the-ground presence ensuring properties and vacant suites are always show-ready.
- Negotiate third party contracts and personally oversee capital improvement and ‘value-add’ projects from start to finish, including construction management.
- Proactively identify and resolve property-level issues and conflicts, acting decisively in the field.
- Monitor regional economic and investment trends to inform leasing strategy and asset positioning.
- Work collaboratively with the Company’s acquisition team, providing hands-on market and leasing insight during due diligence on potential investments.
- Coordinate with the financial analyst team on periodic valuations and prepare high-level portfolio updates for senior management as needed.
KNOWLEDGE / SKILL REQUIREMENTS
- BA/BS degree in finance, real estate or related field; graduate degree a plus.
- 7-10+ years of hands-on commercial real estate experience with a proven, demonstrable track record of personally leading and negotiating a high volume of commercial leases in a principal-based environment.
- Demonstrated leadership managing a vertically integrated team — including property management, leasing, and construction — with a bias toward action and hands-on problem solving.
- Entrepreneurial, self-directed dealmaker who thrives with autonomy, takes ownership of outcomes, and is comfortable being in the field rather than behind a desk.
- Working knowledge of lease economics and asset-level financial statements; some experience in financial modeling, valuation, or accounting expertise is helpful but not required — our analyst team supports that work.
- Knowledge of the design and construction process.
- Familiarity with Yardi, MS Office 365 (MS Teams and other applications), and MS Excel.
- Must be highly organized, detail oriented, and able to manage multiple and concurrent projects to achieve goals.
- Comfortable in a collaborative, team-oriented environment.
- Exceptional communication, negotiation, and interpersonal skills.
- 30% Travel
